It is our job as appraisers to continually educate ourselves in the most current appraisal techniques and to stay on top of changes in the local Real Estate market.
Here in the Rogue Valley there are many smaller market sectors that make up the whole. As local appraisers we pride ourselves on knowing what makes each smaller market in the valley tick. In the last year we have literally seen small towns buckle under the Tsunami of foreclosures. Out of the area appraisers who aren't familiar with these trends could misunderstand the sales data, or worse compare sales from nearby dissimilar market sectors and significantly over or under value a property.
It's true what you hear about small towns, everyone is your neighbor. As Real Estate professionals we are fortunate to have the Southern Oregon Multiple Listing Service to bring us together. It seems like 2009 has been a boom year for Real Estate regulations, and along with new regulations we have seen an increase in requests for Review Appraisals. Painting a credible valuation picture has been a challenging job this last couple of years and we at Phoenix Appraisal work efficiently and effectively to ensure the accuracy of your appraisal products.
